How to Use Facebook and Google Ads to Magnify Your Leads

Internet marketing has opened up a whole new set of opportunities for generating leads. Whilst it is fair to say that the property industry in general is not exactly keeping pace with other industries, at Goliath Property Solutions we have seen some great results from ads and other online marketing techniques.

Both Facebook and Google ads can be really good for lead generation, as long as you are wary of being over-charged. For people who don’t have a great deal of experience in this area, it can be too easy to rush in and start paying out large sums of money when it isn’t necessary.

Google Ads

Let’s look at Google first of all. When people go onto Google, it is because they have a question that needs to be answered. So to relate it to property sourcing, if you’re looking for rent-to-rent deals, Google would be a great place to for finding landlords that are searching guaranteed rent schemes. So there you would be able to source leads for a rent-to-rent strategy.

If you are looking for leads for BMV, the keywords related to this strategy will cost you. The companies with the huge marketing budgets will be bidding on keywords like ‘sell my house fast’, so you need to be wary of those costly keywords.


To get around this, you can turn to Facebook. The click costs are less but the people going on Facebook are going on for social purposes. They will not be going there to find the answer to how they can sell their house fast. So you will have to take a different approach, you will need to use Facebook to find the right audiences and then sending them the right message.

The next part is convincing the prospect to provide their email address in exchange for a valuable piece of information (lead magnet). Once you have the email address you add them to your email list and try to build up that relationship with them until they eventually take action.

Private Ads

Another good way of generating online leads is by using private ads. Here we’re talking about just using the internet to find contact numbers and calling them. Some people will try emailing but calling is quicker and tends to work better.

When you are working in property sourcing, you need to be comfortable doing marketing as well as a bit of sales. So sometimes the best way is to just pick up that phone and call a prospect once you find their details online.
